I have been chasing a rough start idle along with a warm start issues. Have not found any vacuum leaks yet. Is it possible to have a vacuum leak from oil cooler seals being bad? Pretty sure that it is leaking oil. Running 1600 single port, 30-pict 3, 205T distributor.

You'd have oil leaking not air.

Yes, you can definitely have vacuum leaks and oil leaks at the same time.
But your rough running and warm start problems are not related to your leaking oil seals, and your oil leaks are not related to any potential vacuum leaks that you may discover.

I'd address the oil leak first !

And if you really do have a doghouse oil cooler on a 1600cc single port, I'd triple check that you are using the correct type of oil seals between engine case and the doghouse adapter. Difference between a 1500cc "H" case and a later 1600cc "B" case or 1971-on case.
