I maintain a home in Omaha, NE - I will keep that property. If I can grab a property in WVa, I will be golden.
All along the west coast is a lot worse than the entire blue coast of the east.
As far as bankruptcy protections, allow yourselves room so the ambulance chasers cannot eat into your private lives too. An LLC, or being incorporated will not be a bad idea.

California has lower homicide rates than both of those states. Haight Asbury is a nice welcoming neighborhood , and has Very Folsom parades.

Haight Ashbury crime is rated as a D- (i.e. bad)
